Prior to this announcement, the Ministry of Land, Transport and Maritime Affairs conducted a perusal and hearing of the public price (proposal) for owners and local governments in December of last year, and 5,431 opinions were submitted, a decrease of 53.4% compared to last year.
The decrease in submission of opinions on standard land and standard housing in 2023 is due to the expansion of participation and verification period of local governments (metropolitan, basic) along with the adjustment of the realization rate according to the ｢Official Price Realization Revision Plan｣ (‘22.11) (28 days → 34 days) 1) seems to have happened.
A total of 391 opinions were reflected after review by the Korea Real Estate Agency, appraisers, and external inspection teams, and the reflection rate was 7.2%, an increase of 3.4%p from last year.
The total officially announced land prices for 560,000 standard lots remained the same before and after hearing opinions, showing an average decrease of 5.92% compared to the previous year.
However, due to land characteristics and usage conditions, Busan (+0.04%p), Gwangju (+0.01%p), Chungbuk (+0.01%p), Jeonnam (+0.01%p), Jeju (+0.01%p) , in Gangwon (-0.01%p), the extent of decline fluctuated.
The official price of 250,000 standard housing units also showed a decrease of 5.95% compared to last year without any change before and after hearing opinions, just like the standard lot. In Sejong (-0.09%p), and Gyeongbuk (-0.01%p), there were changes in the extent of decline.
Announced prices of standard lots and standard housing can be checked on the website of ｢Real Estate Announcement Price Notice｣ and from January 25 (Wednesday) at the civil service office of the city/gun/gu having jurisdiction over the standard lot and standard housing.
If there is an objection to the published price, the objection can be submitted online through the website of ｢Real Estate Published Price Notice｣ by February 23, 2023, or through the civil service office of the city/gun/gu office having jurisdiction over the standard real estate.
The standard lot and standard housing for which the objection was submitted will undergo an in-depth review by an external inspection team composed of experts such as appraisers and professors, and if changes are necessary, they will be adjusted and announced on March 16.
Meanwhile, cities, counties, and districts plan to determine and announce individual official land prices and individual housing prices based on the standard real estate official prices on April 28.
